Our air conditioner unit is in our attic. We have a leak that is coming from the unit and dripping into the living room. Is replacement of the unit covered if there has to be a replacement made? Or is just the damage to the house covered? Sondra, U.S.

Dear Sondra,

No, the air conditioning unit replacement would not be covered under a home insurance policy if the leaking unit is a maintenance issue.  The water damage to the home, however, would be covered as long as it is determined that this has not been an ongoing problem that was neglected.  Make sure to contact your insurance company ASAP and have a claims adjuster come to your home to assess the damage.
