
FloodPlain Maps Are Being Revised Across the United States- An Effort Expected to Take 5 Years.
The Federal Emergency Management Agency (FEMA) is currently in the midst of a five-year program to update the floodplain maps across the United States. Depending on where they asses the new high-risk flood plains to be, homeowners could be in for a big surprise when their county’s floodplain map is released.
In Michigan this month, for example, hundreds of homeowners began receiving notice from their mortgage holders saying that they must increase the homeowners insurance coverage to include flood insurance coverage. These homeowners, who were previously not considered to live in a high-risk flood plain, have had their homes “rezoned” into a high-risk flood zone because of their proximity to the Great Lakes.
Local officials are warning residents in areas similar to Huron County to “be prepared” for these increases as they can mean an additional $1500-$3,000 or more worth of required coverage each year.
When asked about efforts to warn residents of these increases, Hume Township (MD) Supervisor Tim Roland said, “We are on top of it the best we can right now”.
For some homewoners, all the warning they receive is the bill that they got in the mail.
