FEMA reports that 25-30% of all flood losses occur in low to moderate flood risk zones

Northern Georgia residents have experienced deadly flooding over the past few days causing many homeowners to re-evaluate their homeowners insurance policies. Those who mistakenly believed that flood damage was covered under their standard homeowners policy may be in for a big surprise as the flood waters recede.

Luckily, most mortgage companies require flood insurance on homes that fall within high-risk flood zones. This requirement, which some homeowners may think is unnecessary, just might have been the saving grace for some residents-  depending on their region in Georgia.

Flood insurance is sometimes only thought to be necessary for coastal homes, however, with the flash floods we saw last year in the Midwest and now recently in Northern Georgia, many residents are beginning to reconsider.

“It’s important to remember that every home is in some type of flood zone- whether it be low risk or high risk. Flooding can happen anytime, anywhere, given the right conditions”.
